Question 1

What is flat fee real estate and how does it work?

Accepted Answer

Flat fee real estate means you pay one low upfront fee to get your property listed on the MLS ® System and REALTOR.ca instead of paying a traditional percentage-based listing commission. With Seller Direct ® , you take a more hands-on role in your sale by managing showings, inquiries, and decisions, while we provide the listing exposure, forms, tools, and brokerage support you need.

Question 2

Do I need a real estate license or experience to list my own property?

Accepted Answer

No. You do not need a real estate license or prior selling experience to sell property that you own when you use Seller Direct ® . We list your property through our licensed brokerage, and our process, tools, guides, and support are designed to help homeowners confidently manage a more hands-on sale.

Question 3

Can I list my property on MLS® System and REALTOR.ca without paying commission to a real estate agent?

Accepted Answer

Yes. With Seller Direct ® , you can get your property listed on the MLS ® System and REALTOR.ca without hiring a traditional listing agent on a percentage commission model. You stay in control of pricing, showings, and offers, and you decide whether you want to offer any buyer-agent commission.

Question 4

Do I have to offer a buyer-agent commission?

Accepted Answer

No. Offering a buyer-agent commission is optional. Some sellers choose to offer one to encourage more agent interest, but you decide what, if anything, you want to offer. If you do offer a commission, it is only paid if an agent brings you a buyer whose offer you accept.

Question 5

How fast can I get listed?

Accepted Answer

Most listings go live within 24 to 48 hours after we receive your completed listing details, signed documents, and photos.

Question 6

What if my property does not sell right away?

Accepted Answer

Your flat fee listing term is up to 9 months, giving you time and flexibility to attract the right buyer. You can update your price and listing details during the listing term as your strategy evolves.

Question 7

What types of properties can I list?

Accepted Answer

Our flat fee MLS ® service can be used for residential properties, condos, townhomes, commercial properties, land, and acreages. Whether you are selling your own house, investment property, vacant lot, or commercial space, we can get your property on the MLS ® System and REALTOR.ca through our licensed brokerage.

Question 8

Can I use your flat fee service to lease a property as well as sell one?

Accepted Answer

Yes. Our flat fee MLS ® service can be used for leasing property as well as selling property. If you want MLS ® System and REALTOR.ca exposure for a lease listing, Seller Direct ® can help with that too.

Question 9

Is this really commission-free real estate?

Accepted Answer

You do not pay a percentage-based listing commission with our flat fee MLS ® service. The only commission you might choose to pay is a buyer-agent commission, and only if you decide to offer one and an agent brings you a successful buyer.

Question 10

Are there any hidden fees or long-term contracts?

Accepted Answer

No. Our pricing is straightforward and transparent. You pay a flat fee for your MLS ® System listing, with no hidden charges and no traditional percentage-based listing commission. If your situation changes, you can also cancel without being locked into a long-term contract.

Question 11

Why is your brokerage called Seller Direct®?

Accepted Answer

We are called Seller Direct ® because our model gives sellers more direct control over important parts of the sale while still benefiting from licensed brokerage support. Depending on the service option you choose, you can take a more active role in showings, communication, and decision-making while saving substantially on listing costs.

Question 12

Why Seller Direct® vs selling privately or traditionally?

Accepted Answer

Seller Direct ® gives you a middle ground between selling privately and hiring a traditional commission-based agent. You get full MLS ® System and REALTOR.ca exposure, real brokerage support, and flexible service options, while keeping more control and potentially saving thousands in listing costs.

Question 13

How is Flexible Full Service different from a traditional brokerage?

Accepted Answer

Flexible Full Service gives you the same core services most sellers expect from a traditional brokerage, including marketing, MLS ® System and REALTOR.ca exposure, negotiations, and paperwork management. The difference is that Seller Direct ® offers more flexibility and fairer pricing, which can reduce your overall listing cost.

Question 14

Can I choose to show my own property?

Accepted Answer

Yes. If you want to personally show your property to buyers attracted through our marketing, you can. We still handle the professional side of the sale, including follow-up, negotiations, contracts, and closing details. Choosing to show your own property can also reduce your listing cost further.

Question 15

Is this a for-sale-by-owner program?

Accepted Answer

No. Flexible Full Service is not a for-sale-by-owner program. Our licensed REALTORS ® represent you, manage the sale, and handle the details from start to finish. It is a full-service brokerage option with more flexible and cost-conscious pricing.

Question 16

Why do buyers prefer properties listed with Seller Direct®?

Accepted Answer

Many buyers appreciate being able to communicate directly with knowledgeable owners who know the property well. At the same time, your property still has the credibility and exposure of being professionally listed on the MLS ® System through a licensed brokerage.

Question 17

How is Seller Direct® different from traditional real estate agents or basic FSBO companies?

Accepted Answer

Unlike basic for-sale-by-owner services that do not place your property on the MLS ® System, Seller Direct ® gets your property on the MLS ® System and REALTOR.ca through our licensed brokerage. Unlike traditional agents, we offer lower-cost and more flexible options that let you stay more involved in the sale. You get broad exposure, more control, and support when you need it.

Question 18

How do I sell my home by owner and still get on MLS® System?

Accepted Answer

It is simple. Sign up with Seller Direct ® , provide your property details, and choose your listing option. We place your property on the MLS ® System and REALTOR.ca through our licensed brokerage, and you handle the parts of the sale you want to manage yourself, such as showings and buyer communication.

Question 19

How do I set my price and will I get market data?

Accepted Answer

Yes. We provide access to market data, recent sales, and comparable listings so you can price your property more confidently. You remain in control of the asking price, but we help you make a more informed decision based on the market.

Question 20

Will my property really be seen by buyers and REALTORS®?

Accepted Answer

Yes. Your property is listed on the MLS ® System and REALTOR.ca, giving it exposure where buyers and REALTORS ® are already searching. This gives your property the same core marketplace visibility that traditional MLS ® listings receive.

Question 21

How do buyer agents get paid if I sell my property myself?

Accepted Answer

You choose whether to offer a buyer-agent commission and how much to offer. Some sellers offer a commission to increase agent interest, while others do not. If you offer one, it is only paid when an agent brings you an offer that you accept.

Question 22

Will I have support for negotiations and legal paperwork?

Accepted Answer

Yes. If you want help with negotiations, contracts, or paperwork, support is available. We provide access to legally compliant real estate forms, and you can also work with a licensed professional or lawyer for advice or document review before signing.

Question 23

Can I host my own open houses and respond to inquiries directly?

Accepted Answer

Yes. With Seller Direct ® , you can host your own open houses, manage showings, and communicate directly with buyers. This gives you more control over the selling process while still benefiting from MLS ® System exposure and brokerage support.

Question 24

What if I need more help or want a full service upgrade?

Accepted Answer

You are always in control of how much help you want. If you decide you need more support, negotiation help, or a full-service solution, additional services may be available. Our goal is to give you flexible options so you can choose the level of support that fits your situation best.

Question 25

How do I get a new home or show home listed on the MLS® System?

Accepted Answer

Just sign up with Seller Direct ® , send us the property details, and choose your listing option. We will place the home on the MLS ® System and REALTOR.ca through our licensed brokerage so you can promote your new home or show home to buyers already searching there.

Question 26

How do I advertise my show home hours?

Accepted Answer

Simply provide your show home hours and we will add them as recurring open house information on REALTOR.ca when available. If your hours change, let us know and we will update the listing.

Question 27

Will you ever contact our leads?

Accepted Answer

No. We do not contact your leads. Buyer inquiries stay with you and your team. Seller Direct ® is designed to help promote your listings, not compete with you for your buyer opportunities.
