How much do we charge?
Our listing fee is 1% (minimum $3500). Then, you decide how much commission you’d like to offer a buyer’s agent. No upfront fees.
How much buyer’s agent commission should I offer?
The buyer’s agent commission is negotiable and will range between 1% of the selling price (in a seller’s market) to 3.5% on the first $100,000 and 1.5% of the balance of the selling price (in a balanced/buyer’s market). We’ll help you pick the right strategy for your specific situation.
Can I save even more?
Absolutely! If you’re interested in showing your home to buyers (or hosting open houses) you can save even more. When you show an unrepresented buyer through your home (and your Seller Direct® REALTOR® writes the accepted offer) you’ll eliminate the buyer’s agent commission completely. In this scenario, since a second REALTOR® isn’t involved, all we charge is 1% (minimum $3500).
What if I’m not interested in showing my own property?
No problem, you’ll still save money. If you’re unavailable (or not interested) in showing your property to buyers, your Seller Direct® REALTOR® is happy to show the buyer. You’ll never miss a showing.
How do buyers find the properties they’d like to see?
Today, over 98% of homebuyers will use the Internet to find their next home. Seller Direct® listings are syndicated to hundreds of websites.
How does a buyer arrange a viewing?
An unrepresented buyer will usually contact the listing agent directly to arrange a viewing. At Seller Direct®, we give our sellers the first opportunity to show an unrepresented buyer through their home. If the seller is unavailable (or not interested in showing) their Seller Direct® REALTOR® will show the buyer.
If a buyer is already working with their own REALTOR®, they’ll usually ask their REALTOR® to arrange the showing and represent them in an offer. Upon a successful sale, the showing REALTOR® will earn the buyer’s agent commission.
Where do you advertise your listings for sale?
Seller Direct® utilizes professional marketers to ensure maximum exposure for all our listings. We engage a variety of far-reaching media, including; radio, direct mail, social media, pay-per-clicks, media tours, and our exclusive Info Direct system. We also syndicate our listings to over 300 real estate websites. Add to that the power of the MLS® System and we’ve got you covered.
Will REALTORS® from other companies show my property?
Absolutely. Through the MLS® System all 5,200 REALTORS® (from all the real estate companies) become part of our marketing plan.
